Tip 1: Have you replaced the worn out or broken items in your home? For example light fittings, taps and door handles and check that light switches and power points are in working order.
Tip 2: If you are worried some of your furniture has seen better days and may be a deterrent to good first impression, then the strategic use of throws, standout ornaments, cushions and rugs could be the easy solution.
Tip3: Make it easy for the prospective buyers. Have recent building and pest inspection reports on hand. They will tell them that (a) you are organised, (b) you are serious (c) you are confident and can be trusted.
Tip 4: Presentation can nudge that thinker into a ‘doer’. A house that says ‘home’ is a great selling asset. Fresh flowers, natural light, and on Open inspection days, soft music and freshly brewed coffee say more than words.
Tip 5: Don’t make the mistake of wanting an unrealistic price. Your agent has a list of genuine buyers who have done their research and are market savvy. They will quickly know what you home is worth and if it priced ‘way too dear’, you lose that, oh so critical, first impact of exposure.
Tip 6: Listen to your agent, know what price you want and work together to ensure your property does not grow ‘cold’ on the market.
Tip 7: A general rule of thumb, is that the first few offers will be the best offers and closest to your home’s true value. If you wait too long, you will end up accepting an offer below those originally rejected by you.
Tip 8: Have you considered an auction. They aren’t for everyone, but they do have the benefit of ‘on-the-spot’ competition and your could achieve a price over your reserve price.
Tip 9: If your home is built for outdoor living, then selling in winter might not be a good time.
Tip 10: When decluttering your home to give the appearance space, a rule of thumb: if you haven’t used it in five years and it isn’t a priceless heirloom, does it need to be stored or can it be donated to a worthy cause?
